I hold an ABBE accredited Level 3 qualification in Retrofit Assessment, the recognised industry standard for advising on energy efficiency improvements. Proposed legislation changes mean landlords will soon be required to ensure their rented properties achieve at least an EPC Band C rating. Preparing for this can seem daunting, but early assessment and strategic planning can make compliance manageable and cost-effective.
The Smart Way to Band C
I assess the most cost-efficient way to get your property to a higher EPC rating. Sometimes, removing an inefficient secondary heater (like an old electric fire) can increase your rating enough to reach the next band—potentially saving you thousands on expensive measures like wall insulation.
I can model any number of scenarios or combinations to see how it could affect your rating, such as putting in a newer more efficient boiler, adding in smart meters, adding to loft insulation or installing new double glazing in some or all windows.
How it works & Pricing
EPC Upgrade Consultation
Full Property Assessment: I carry out a complete survey to gather all the data needed for an EPC. If you already have a valid EPC, I won't lodge the new one officially unless you require it.
Scenario Modeling: Using the collected data in the government's calculation software, I run different scenarios to identify the exact point changes associated with various improvements.
Actionable Advice: I provide you with the most direct, cost-effective route to your desired EPC band, focusing on quick wins before suggesting major investments.
Consultation Cost
Standard EPC fee + £50
Because this service requires a complete on-site data collection, the cost is the standard EPC rate (£85 or £100 depending on property size) plus a £50 supplement for the detailed modelling and options discussion.
Realistic Expectations
What I can & can't guarantee.
There are no guarantees that more expensive measures will not be necessary, and this is particularly the case if your property is significantly below a Band C. Some homes simply need deeper interventions — such as solid wall insulation or heating system upgrades — before the target rating becomes achievable.
However, what you can be certain of is how any changes will affect your rating. Because I model each improvement against the government's assessment methodology, you will know beforehand exactly which steps move the needle, ensuring you don't waste money taking the wrong ones.
Once you have made any upgrades, I can use the existing data to return to your property and complete a new EPC if one is required — with no need to start the assessment from scratch.
